Keep the Mortgage Interest Rate and APR Separate
For U.S. mortgages, the interest rate excludes loan fees, while APR is a broader borrowing-cost measure that includes specified charges. Compare the actual loan terms and ask about differences; APR alone does not establish suitability or the maximum adjustable rate.
Find both percentages before calling one offer cheaper
Two mortgage offers draw attention to their interest rates, and a household adult wants to compare the borrowing cost. Start by finding the annual percentage rate as well. The two labels answer different questions. A lower-looking figure cannot be evaluated honestly when one page shows an interest rate and the other emphasizes APR.
Gather the current documents for the offers actually under discussion. Identify the same loan purpose, loan type and other relevant terms before comparing them. Keep the full applications and financial details private. This worksheet helps frame a document question; it does not recommend a lender, approve a mortgage or decide what amount the household can afford to borrow.

Read the cost each measure includes
CFPB describes the interest rate as the annual cost of borrowing the money, expressed as a percentage, without fees or other loan charges. APR is a broader measure reflecting the interest rate plus points, mortgage broker fees and other charges paid to obtain the loan. It is usually higher than the interest rate.
On a Loan Estimate, CFPB identifies the interest rate on page one under Loan Terms and APR on page three under Comparisons. Find those labels in the actual document rather than relying on a cropped advertisement. If a charge or difference is unclear, ask the lender to explain it. Do not create your own APR by adding a fee amount to a percentage or treating unlike units as interchangeable.

Keep the loan types comparable
CFPB cautions about comparing fixed-rate and adjustable-rate loans and different adjustable-rate loans. For an adjustable-rate mortgage, APR does not reflect the maximum interest rate. The agency also distinguishes the APR treatment of a closed-end loan from a home equity line of credit. Read the complete guidance when the alternatives differ.
In a hypothetical comparison, an adult notices that an appealing headline belongs to a different loan type from the other offer. The adult asks for an explanation of the terms and cost measures before ranking the options. The review does not assume that the lower APR always produces the best result or that an initial adjustable rate remains unchanged. It identifies why the two headlines are insufficient.

Bring the unanswered question into the real decision
Record which measure was located, what comparison condition differs and what answer the lender supplied. Keep any broader borrowing or housing decision separate until the household has considered its actual circumstances and obtained appropriate advice where needed. An understandable explanation is progress; it is not a commitment to proceed.
If an offer changes, review its current version rather than carrying the old rate into a new decision. Do not claim a specific savings amount or eventual total from this exercise. Our editorial application is careful speech about a large promise. Say which costs a number describes, keep the limitations beside it and leave the final decision to a review that includes more than the most attractive percentage on the page.
